To determine if a neighbourhood is suitable, you don’t need to visit every street in person. You can use data-driven platforms to get a clear picture of the area’s profile. All you need is the neighbourhood postcode, and these sites will show you the information you need:

  • Appliances: If the flat is furnished, clarify exactly which appliances (fridge, washing machine, microwave) are included and check if they look well-maintained.

  • Mobile Signal: Don’t just trust the WiFi; check your phone’s signal bars in every room.

  • Commute Reality: If possible, do the walk from the flat to the nearest station to see if it matches the “10-minute” claim in the ad.

  • Neighbourhood Vibe: If you can, visit the street again at night. Is it well-lit? Does it feel safe for a solo walk home?

4. Questions for the Agent or Landlord

  • “What is the Council Tax band?” (This is a fixed monthly cost you need to budget for).

  • “What are the average utility bills?” (Ask for the EPC rating

Since fixed-term tenancies have been replaced by periodic (rolling) tenancies, you now have more flexibility to leave by giving 2 months’ notice. However, this also means you should ask the landlord if they have any long-term plans to sell the property, as this is one of the few legal reasons they can now use to end a tenancy.
